NOTE: Google Maps will give you bad directions! Do not use "French Street" or "Fall Street"!
Instead, proceed down Columbus Road, and turn onto Merwin Road.
Merwin road is just before the big brown metal bridge off Columbus Road (on the downtown side of the river); you'll see "Saintano's Pizza" at the intersection. Drive down Merwin (no streetlights, so its a dark street at night), and when the brick road turns into a gravel path, you have entered the "Rivergate Park" boathouse property (no lot lights, so the property is also dark at night). Drive down the gravel path until you get to the large metal building with cars in the parking lot. You can enter the building through the glass door.
